Every building type has recurring constraints. Knowing them in advance avoids months of surprises.
High ceilings, often with exposed beams or vaults. Heritage constraints on façades and sometimes on floor structures. Services usually need full replacement and there is very little room for storage. The recurring theme is lighting without drilling: tracks, pendants and floor lamps.
Corridor layouts with small rooms, a separate kitchen and a single bathroom. The work is almost always redistribution: removing the kitchen–living wall, adding a second bathroom, turning the corridor into storage. Watch for hollow-core concrete floors and legacy flue materials.
Generous floor areas but dated layouts: basement taverna, a "best room" nobody uses, oversized bedrooms. Here the most effective intervention is functional before aesthetic — rethinking uses — combined with a serious lighting upgrade.
Exposed stone, timber trusses, level changes, small openings. The challenge is bringing in light without betraying the building, and heating substantial masonry. Coherent materials: warm timbers, lime, iron, natural fabrics. Avoid polished porcelain, which loses against real stone.
Often second homes or short lets with remote owners. Constraints: humidity and airborne salinity, intense seasonal use, minimal maintenance. Design for durability and photogenic quality, with materials that tolerate being shut up for months.
Efficient envelope, mechanical ventilation, underfloor heating, often plasterboard walls. Specific constraints: you can't drill anywhere, heavy furniture needs fixings planned during construction, and underfloor heating restricts some parquets and thick rugs. Anchor points must be decided in advance.
Within 30 km of central Verona a site visit costs €100 and nothing more. Beyond that, mileage of €0.60/km applies, always stated in the quote before the visit.

No, it costs €100, for a simple reason: it isn't a sales call, it's two or three hours of technical work that produces a document — the dimensioned plan with a constraints report — which is yours to keep even if you don't continue with us. If the work is then commissioned, the €100 is deducted from the quote.
We are happy to work with yours. We have no contractors to place at all costs, and where we have a commercial relationship with one we say so openly. If you don't have anyone yet, we suggest two or three Verona firms we have worked well with, and you choose after comparing quotes.
For an 80–100 m² apartment: 5–8 weeks of design, then 8–20 weeks of ordering and delivery, which is the longest and least compressible part. Bespoke kitchens typically run 8–14 weeks in production, upholstery 6–12, windows longer still. The ordering programme exists precisely to stop the home standing idle waiting for one item.
Yes, and it happens often. We always begin with the free introductory call, then possibly the orientation call, and if the photographs raise technical doubts worth verifying, we add a site visit mid-project. The price is the list price, with no penalty for changing format.
